      The Zoning & Planning Department administers the County's Comprehensive Plan ordinance (ten year update adopted by County Council on Novem ) and the Zoning and Land Development Regulations ordinance (adopted by County Council on Nov. 20, as amended) and prepares various studies and plans related to the current and future use of land in Charleston County. The Zoning Regulations provide a framework for the development or improvement of land and are based on an ideal or average set of circumstances. Sometimes conditions on a particular parcel of land may be so unusual that the application of the normal zoning regulations .

      The zoning designation of a parcel specifies how the land and buildings can be used within the city and county. Zoning districts are created to attract certain types of development such as single-family and multifamily homes, offices, neighborhood business, industry and institutions like schools and hospitals. This Zoning Ordinance is designed and adopted pursuant to the authority conferred by the General Statutes of South Carolina, Code of Laws, Cumulative Supplement, Title VI, Chapter 29 [S.C. Planning Enabling Act of ].
